The most common disappointment in ICF construction is not the material. It is a home where excellent walls were paired with an ordinary roof, ordinary windows, ordinary air sealing, and an oversized HVAC system. The wall did its job. Nothing else was asked to.

We would rather tell a family that the timing is wrong than sell a compromised project. A strong wall paired with a weak roof and undersized design budget is not a resilient home.

  • The budget is already stretched to reach the required square footage.
  • No experienced ICF crew is available and the schedule cannot absorb the learning curve.
  • The design is being value-engineered so aggressively that the roof, windows, and mechanical systems would be downgraded to pay for the walls.
